I am fairly new to Bigger Pockets and I just signed up for Pro membership. Grant, I'm looking to invest in Philly myself. NY is an entirely different Beast and an expensive one at that! I've done buy hold and rent in the past, but never flips. I'm just getting back into Real Estate investing again. I'm looking to do my first flip real soon and more BRRRR. Looking for mentors to help me learn more on flipping. Really looking foward to networking with like minded individuals!

Hi everyone, I signed up with Bigger Pockets about a week ago and I really like it so far! I am a license NYS Real Estate agent! I just found my new home with this great brokerage firm which allows me to set my own fees. Hi, welcome to Bigger Pockets Cazemba, as Colt said, the "we buy houses" number are usually wholesalers themselves. What you can do is, call the "for sale house" see what they are asking, then pull a comp and see what the value is. If you could, swing by and see the property and see how much work it may or may not need and find out why they are selling. Their reason for selling will give you an indication of how motivated they are, which means they may be flexible in the price. 

You can also create a website to get leads and list properties you get. If it's s good deal, you can post it on here. I'm in Brooklyn and always looking.  Good luck in your new venture.
