Victorville Deal - Any lenders?

I just came across a property in Victorville that I would like to purchase. The details are below: 

Purchases price: $299K

Repair: $10k

ARV: $400k

I am open to flipping this property but also entertaining the idea of doing a midterm rental to cash flow. 

What are my options for lending this property quick? I don't have a lot of cash for downpayment. 

No W-2

Check out this recent article on BP - gives a great rundown of options for you - for purchase (Hard Money vs. Cash) and then for refinance if you go the MTR route (conventonal vs. bank vs. DSCR)
