Online leads are completely different than meeting someone face to face. You have to do a lot of follow up and education once you actually get them to answer the phone. If you don't have a good system to track the leads, don't waste your money on the leads, and instead, start by investing in a contact management program you can use for everyone you meet, be it at an open house, online, or your sphere of influence.

Would I be best suited to find a tenant, use AirBNB, or just sell? 

You have to run the numbers and then you will know what to do. 

Tenants: How much can you get in rent and will the rent cover all the expenses? 

AIrBNB -There was a recent BP episode on this subject. I'm sure you can find it quite easily.

Sell- What is it worth, and what will you net after taxes? Do you need the money? 

Start with the AirBnB episode and go from there...

I am in California and contractors are busy! Knowing what you want done ahead of time makes a lot of sense before talking to a contractor. They can pick and chose these days. Drive around and look for projects happening now, in your area. Stop by, introduce yourself, get the name of the owner, do some recon online about him, and then give him a call or leave your business card at the job site. Usually if you can explain what you need done, they will tell you their timeline. If it doesn't fit yours, ask who else he knows. 

You can also ask the Realtor who helped you buy the place or call the real estate office if you bought wholesale. All real estate offices have a list of vendors they frequently use. Best of luck!

Is the microwave built in? If not, you don't have to include a microwave to rent a place. You said they look fine so that means you might have light wood or white cabinets.If this is the case, then leave them until it's time to replace them. If you went with dark wood cabinets, granite counters etc...then white will look out of place. Sell them for what you can, and buy new or used on Craigslist etc....I wouldn't keep them for another unit down the road since I don't think white is going to be a popular choice. You might as well get what money you can out of them now.

I like what @Matthew Olszak has to say. 

If you start a postcard campaign, don't stop there. Direct them to your blog or your website and make sure to include a call to action. They say it takes 6 times sending a post card before you get a response, but they do work. Market Stats is another great thing to focus on when sending out postcards to sellers of multi units. There was a Stanford study done and one of the best times to call is between 8 a.m. -9 a.m. because people are commuting. Never leave a message, call back later in the day. People are curious by nature and will most likely call you back wondering who is trying to reach them. Also you can always text someone who you talked to once and doesn't respond afterwards. Call for 14 days in a row before you give up. Most people will try three times and in many cases, the fourth call is the money:) Good luck!

@J.Martin, thanks so much for the tip on other local events and where to find them on BP. It's a lot of work to plan an event of this size. You are definitely the right guy for the job. You're great at engaging people to connect and learn together. I can tell already:) Looking forward to meeting you in October
