EBRHA- East Bay Rental Housing Authority is a great resource for tenant issues but you have to join. I think it was under $300 for the year.  If you buy property in the east bay and are managing the property yourself, they are looking out for property owners and know the local laws in our area. Best of luck with your decision and good for you for doing your research ahead of time so you can narrow down what city you want to invest in.

@Shaunak Deo Welcome! Like you I love the webinars as well. If you decide to invest in the bay area, many cities have rent control. Although rents are high, home prices are too. Have you decided what type of an investor you want to be? Buy and hold? Flip? Buy a duplex, rent one unit, live in the other and start small? Defining your goals helps. The podcasts give you so many ideas, but at some point you will have to try to focus on one direction, head that way, and discover if it makes sense. All the best!

@Brad Clarizio implement systems and teams, it's a game changer. 

Since you need a break anyway, find a local place nearby and book two nights away. Maybe somewhere you have been meaning to visit etc. Take your computer, and write out what you like and dislike about acquiring properties, rehab, property management. The write down who you have helping you in all of these processes. 

Can some of those people you already trust take on more responsibility? Is there anyone else you can bring on your team. Then ask yourself, what is it worth to you? You have to learn how to balance time and money and remember, just because you know how to do something, doesn't mean you have to do it yourself, or even know how to do it best. Put a game plan in place. 

When you get back home, you will have clarity, focus, and a mission, so you will be once again, motivated. It really works! 

Being self employed and an investor, I make it a point to do this every time I start to get burned out and it works. I call it hitting the reset button:)

Post: Tenant wants to break lease....advice on next step

The company is probably going to pay you the remaining months, but if not, he has already asured you he will make due on the lease, meaning he will keep his commitment right? So perhaps he negotiated in his package with the new company extra funds that are supposed to cover his rent. I

I had a tenant pay for 6 months on a property he no longer lived in, but he kept his word, only the mailman noticed he wasn't there because the mail was constantly overflowing.

It sounds like it will all work out. Keep up posted. It will be interesting to hear what happens.

@Chris Kraemer It would be to push the closing faster. The marketing efforts would come from the listing side.

What do you mean by a bonus for a faster sale? For listing not in the MLS or for example 2.5% commission plus $500 bonus if close of escrow is X or before?

There are always so many pieces to the puzzle when helping a buyer through the process, I never focus on what's in it for me because I know if I just keep on the right path, I will get paid when the escrow closes.

Marketing and Pricing is key and how to do either of these correctly, depends on your local market and the Realtors plan of action to help you make the right decisions for your situation.
