So I added 6 single family homes to my portfolio. These are in Burlington, IA; El Dorado, IL; Labette, KS; Blytheville, AR & Northern Cambria, PA. I plan to seller-finance these. I am open to BRRR but still need to connect with reputable contractors and property managers in these states.

Yes, these scams have been around for several years.  Most realtors like me, along with other industry professionals like loan officers and title or escrow agents are also targeted.   Please, please do your due diligence and call or verify your trusted partners.  They also like to troll on social media to see what people do for work so I don't accept friend requests from strangers.

What made you interested in investing in this type of deal?

It's an opportunity to offer affordable home ownership. It is also a passive method.

How did you find this deal and how did you negotiate it?

I originally learned about it from Moneeka Sawyer's podcast "The Blissful Investor". She was introducing the Flipping America Buyers' Club started by Roger Blankenship.

How did you finance this deal?

Cash & Solo401k

How did you add value to the deal?

NA

What was the outcome?

I am waiting to close this month.

Lessons learned? Challenges?

I had to overcome analysis-paralysis. Focusing on the opportunities to provide low income home ownership and generating cash flow.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Dmitriy Formichenko helped me with my Solo 401k. Roger Blankenship introduced me to this method.

Help a potential buyer own their own home for less than rent. Passive income. Great cash flow.

How did you find this deal and how did you negotiate it?

Moneeka Sawyer's Blissful Investor podcast featured Roger Blankenship who helped in acquiring this property. I recommend both Moneeka and Roger.

How did you finance this deal?

Solo 401k

How did you add value to the deal?

Have locks changed and sign at front.

What was the outcome?

In process of marketing to potential buyer for $700/month for 10 years.

Lessons learned? Challenges?

Willingness to take risks of purchasing the property "As Is" and the possibility of future buyer default.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The Solo 401k plan as an alternative to a traditional retirement plan was introduced to me by Dmitriy Fomichenko of Sense Financial. I highly recommend him.
