Exp Realty as a New Agent

Hey everyone! My name is Fallon Morris. I recently passed the salesperson exam in GA and I’ve been looking for a brokerage. I was wondering your thoughts on Exp Realty? I have a local team that I’ve spoke with a little this past week and I was worried if I joined it would be hard for me to learn everything online, but they assured me they had a physical office I would be able to go to whenever, so that was a plus for me. But one thing I was a little confused about was the commission split they told me. I know split isn’t everything the first year and I’m definitely focusing a lot on the training and mentorship but when I was doing my own research I saw everyone saying it was an 80/20 split with $16,000 cap. Would that be as a single agent with Exp? I would be joining a Team as a new agent so would that be the reason they told me a lower commission and a lower cap?

Hey Fallon!  Congratulations on passing the exam and embarking on your new real estate career!  First of all, I think you are smart to join a team.  There is so much to learn in this business and having people you trust that you can shadow and rely on brings tremendous value to setting you on the right path.  Yes, the 80/20 split with $16K cap is the traditional model for single agents.  There are a couple of different team structures available thru eXp so you can see adjustments to the splits & caps.  My motto is trust, but verify, so I would ask to see the structure in writing.  They should have a team agreement which details the specifics.  eXp is the future of real estate brokerages and you are getting in at a great time.  Feel free to PM me with any of your specifics.  Happy to help in any way and wishing you tons of success!  You are already on a great path by being a member of Bigger Pockets :)
