You never really know what people actually do. How much access to money they had, access to other resources as well. The only person you should be competing with is yourself.

Confidence comes from building skills. No one is going to be confident in something they’ve spent no time learning or perfecting. Start spending time submerging yourself within real estate and your confidence will accumulate.

Let me ask you this, why are you deciding against using the realtor? Do you feel like you can proceed with this transaction with utter and utmost confidence to close the property correctly? If not, I would reconsider not hiring a realtor.

Lists are only as good as how you can convert them into leads. Some lists I like to call are probate, code enforcement, and foreclosures.

Loans that are 30 to 60 days late are typically not going to be found in your county foreclosure lists. You can, however, find lists like this. They’re not the cheapest. DM me and I can give you some lead sources.

This time of year is always slow for landlords with vacant property. If you just dropped the price to market rents, it sounds like you were above market for quite some time.
That may have thrown a lot of people off as well. People who are potentially interested. Moving forward, I would maybe put it up as a new listing or have housing acceptable.

Most properties do not cash flow at all with the current interest rates. What you can do is buy so far under market value and maybe structure a loan to have interest only payments to cash flow for a few years until interest rates come back down. There are four plexes in Killeen that cash flow currently.

I personally use batch skip tracer. They recently dropped their price to eight cents a skiptrace. The cream of the crop is Trans Union if you can get subscribed to that.
