I would have someone come out to perform a feasibility study on the land. They would be able to give you your restrictions, how many units you can build, if it connects to utilities, etc... There are many land development engineering companies that do this.

I would consult an attorney. One way to know you are dealing with a wholesaler is if they add “and/or assigns” next to their name. This clause gives them the authority to sell the property or assign the property to another buyer.

@Ryan Roberts not sure I understood the situation, but you guys aren't reaching a 20% down payment even with your commission added to closing?

@Dana Achten Hey Dana, depending on where the property is located I would make sure you pull proper permits from the city and follow code. If you need a contractor for this job I can recommend someone. 

Hello BiggerPockets community,

I am a newbie looking for an investment property in the Austin area. The market is tough right now and has been difficult to find any properties that cash flow or that I can flip. I work full time as an engineer but one day want real estate to be my full time occupation. If y'all are in a position to give any sort of advice I would love to connect and learn from you.
