I would suggest you be as genuine and natural as possible. People follow those who have unique takes and are original. I would look for inspiration from within.

Hi Justin, I primarily do deals in Austin. Happy to connect.

I believe the rental income will offset your DTI on the initial loan only by 75% in year one. And 100% onwards. Someone please correct me if I'm wrong.

You are going to want to request full HOA documents. They should state all the restrictions to HOA comes with. This should be a pretty lengthy document.

Both come with their own lifestyles. Fixing and flipping is probably the most hectic real estate strategy.

I am probably not the model story but I quit my engineering job with around $8,000 saved up. I wholesaled my way to purchase my first property and have BRRR'd my way to a portfolio now. There is a lot that I left out, and I could probably talk to you for hours on how I got started. But not everyone has to make as hardcore of a start as I did.

100k is only substantial relative to the purchase price. You can put a portion of that down and finance the rest with the seller and pay them monthly. This is called a hybrid. 

You will never be able to scale without hiring help. Put your investor hat on, hiring contractors will allow you to scale at an exponential rate. Yes they make crazy margins, but you can make more money doing more projects.
