I'm looking at doing direct mail. 

I was going to get leads from the appraisal office.

Then call or send a letter to these people. 

Have my form ready to send.

Then I call and discuss with seller about the house. Try to close in person.

Then get contact. Sell contract online or any to my buyers.

Is this a good gameplan 

I found this 4 plex while driving for dollars. I found the owners. They are in the middle of completing the job. It goes to market in a week. I can only buy it now with cash. Which I dont have. So I would like to find a partner here. Contact me asap to get the documentation.
