What to now, that I have information?
What are a couple of ways to get leads?
I'm looking at doing direct mail.
I was going to get leads from the appraisal office.
Then call or send a letter to these people.
Have my form ready to send.
Then I call and discuss with seller about the house. Try to close in person.
Then get contact. Sell contract online or any to my buyers.
Is this a good gameplan

It is good as a start but you dont want to always depend on that. When I started out and some even now, I check taxes on properties to see if they have been paid, up to date and contact or send a letter to a couple probable locations that they may be at now and ask that I take the property off their hands. I have at times hired lead generators to do some of the same for me in locations I was not in.
I always liked to go for rides and check out abandoned properties, properties with notices on them to previous tenants or for landlords(sometimes you will find landlords that want to just rid of some property rather than spend the money to fix all that former tenants destroyed.)
Make sure however that when dealing online that you do good checks on your buyers.
