I'm not in East Texas. But I have a house 4B 3B I want to sell in Cushing, TX. It sits on 25 acres. 

If anyone is interested in Partnering on a few deals, that would be cool. The 76104 is an up and coming neighborhood. The city just redesign the main road. Not sure of the rental rates.

A 20 percent return? How do I justify that if the deal goes bad?

I want to buy flip rent.

How much of a return should an investor get, if they give me $5000?

I say $500 in 6 months, plus what they invested.

An investor said that was too low.

Is this too low?

If an investor gives me $5k, what is a good return?
