are other people renting out basements too? what kind of rent are they getting? i think those would be ur comps. if basement rentals arent normal for ur area, ask yourself what would it take for someone to rent your basement rather than a whole house? the areas i look at the basement rentals are much cheaper than homes

You can google "a guide to hawaii's residential leasehold" for more info. LH is a tricky beast if you don't know what you are getting into. For many leasehold properties, the leased-fee is either not available for purchase or priced really high and many times doesn't make financial sense for an investor. You also need to read the terms of the lease as they are different for different developments. Getting a loan from a bank can be tricky or impossible depending on the remaining term of the lease and renegotiation dates.

abcgiftcards.com. have bought thousands of dollars worth of cards from them for various retailers and have never had an issue.

I think you should always build to match the neighborhood. What are rental comps in your area providing? if your rental isnt as appealing as ur competition, why would renters rent from you? are you willing to receive lower rents for your unit or possibly have your rental sit on the market for an extended period? what would that cost you in lost rent? how much would a kitchen reno cost? can you refinish the cabinets or perhaps just replace the doors of each?

if the house burns and u can replace it, r u still responsible for securing and upkeeping the land and property taxes? can u easily dispose of it to another person ir entity?

You can call the zoning department. I've spoken to them before and they can be really helpful.

I would say to make sure your condo rules allow for vacation rentals--many do not.

if you allow subletting, what happens if the subletters stop paying, how do you kick them out?
