P-2 Zoning Hawaii Redevelopment

Hey BP,

I was looking at a property in Kaneohe to further develop:

-14,000 sqft lot

-1,000 sqft home 3/2

-Zoned P-2

In the research I did, the zoning might be the biggest problem. P-2 Preservation General. I think I have a limited amount of options such as a cemetery, mausoleum, a park, or add to the existing structure. What are your thoughts? Should I try to rezone? Build an ADU? Pros and Cons.

I'm sure that Hawaii may be more strict when it comes to development. I wanted to split the lot, build another unit and sell it.

    You can call the zoning department. I've spoken to them before and they can be really helpful.
