First manufactured home opportunity
We have done fix and flip plus rental units but all with traditional houses. Now we have an opportunity to buy a manufactured home. Here are some details: 1996 house well taken care of (we could rent it day after closing). 3 bed/2 ba. The land is included in price. No HOA. Virtually no yard. These units are tight. 25'wide by100' lots. One parking place out front. The rental market is tight here and we could rent this place for $800-900 a month. We understand that we cannot ever replace the house. City won't allow replacement in case of fire or other similar problem. Price $50K. We've made a cash offer and are waiting to hear back. Anything we should especially watch for? Thanks!
