@Account Closed - Contact the manufacturer directly. Here in Florida, we used to put up spec homes ALL the time for developers, who paid a small fee to us until the home was sold. This enables you to put money into the dirt while they put the money into the home. You keep the profit.
I am not in the industry anymore, but if you contact the Georgia Mobile Home Association, they can connect you with the modular and manufactured builders in the area, like Palm Harbor (built in FL but shipped to GA), Fleetwood, Jacobson (built in Fl but shipped to GA), Nationwide Homes, etc. Avoid "boxes" if you can - more residential looking the better.

Key word might be "lived"... if they watched a neighbor's dog everyday while the neighbor was at work, did it actually "live" there (Yes, I have heard this argument before...just a few months ago)

Actually, It didn't work out that great in Haiti either... We went back to building stick-built structures onsite for less money and hassle than containers!

Just a few random thoughts (I handle Internet Marketing for roughly 14,000 agents in 7 states, so I do have a little experience...)
Market, Market, Market... and use EVERY tool that your broker gives you!!! If they are paying for it, then it must be working! Take the time to learn it, love it and live it!
Attend webinars when possible. A great company that offers free webinars on Wednesdays is Market Leader... google "market leader power hour". The first half is always generic marketing, prospecting, etc... the 2nd half is how to apply it to their system. No one says you need to listen to the 2nd part. just disconnect. Also, the paperless agent offers some great live webinars each week for free.
Create social media content! Facebook, twitter, Instagram, etc... folks are using this more than ever!
Find a mentor! Many seasoned agents HATE doing open houses... offer to cover an open house for them! You get to keep the leads and you get experience without having your first listing. Most importantly, the senior agent keeps their client happy by having open houses.

Rented a townhouse (in Connecticut) that had swinging "saloon" doors between kitchen and dining room at the EXACT hight of my youngest sons forehead! After multiple black and blues due to the older son swinging the doors "by accident", I asked to have them removed. The Landlord said "sure... just ask the maintenance guy next time you see him". sounded reasonable.
Fast forward 2 years...I was charged $600 to "replace stolen saloon doors" because there was no official record of me requesting them be removed and stored (even after showing him a photo of the doors on the counter during move out, still no refund!). Lesson learned! (actually, 2 lessons... get it in writing and never rent anyplace that thinks saloon doors are a good decorating idea)
