Just a thought... What would it cost to add a SMALL second bath downstairs.  This way, you can give the bedroom and new bath to upstairs as a master suite and start collecting rent.

After rented, take the remaining floorplan and take your time creating an efficiency unit, updating the kitchen and bathroom as well as creating a main living/sleeping area.  Keeping in mind that someday, you may want to reconnect the bedroom and extra bath, so plan accordingly so that you just need to pop open a wall and put in the door (even consider preframing in a doorway to avoid the temptations to run any electric that will need to be moved later).

Could be a win win for you.  Get higher rent for less upfront cash today while getting the 2nd unit ready to go...  Again, just a random thought.

It is never "mold"... it is heavy mildew  :-)   Mold is a bad four-letter word to use around a tenant!  That is when they start to call inspectors, health department, lawyers, etc... Just saying!

@Lawrence Fiero, it is important to remember that, although mostly made up of hard working individuals, police are NOT attorneys...but often try to play one on the scene as a way to calm the situation.

Contact your attorney and proceed as needed.  They trespassed on your property and placed your home in harms way by lighting off fireworks.  Best you will get is a TRO in most cases, but it puts the neighbors on notice.

@Matt Boettinger has great advice.  Here in Florida, it is FMHA (Florida Manufactured Housing Assoc.).  They can be found at fmha.org.

Last time I setup a dealership, we needed an office.  You can talk to a local Resident owned park and see if they have a room you can rent to run your business out of or speak to a dealer of new homes (like a Jac or Palm Harbor dealer) about using their conference room as your "office" since they generally do not want to deal with used homes.

Just a few thoughts.  Out of the business now, but made some great money back in the day (and served on the FMHA for a number of years)

Here in Florida, Craigslist is the way to go... I have had folks show up with sand shovels and pots/pans when I post that I am getting rid of decorative stone from a garden... Was not even a PEBBLE of that god awful white rock within 45 minutes of my post!

That said, might be worth having an appraiser go through the house first.  Some of that art, candy machine, etc. could net you a small "past rent" bonus.

Check out NRT/Coldwell Banker Residential Brokerage in Atlanta.  Tons of free tools for tech savvy agents.  Great support and has both residential and commercial available.

In my area, I use a product called Coles (no affiliation to the company).  It allows me to find renters, owners, purchase pricing, purchase date, taxes, etc... great way to generate a list without a lot of leg work.  Can be pricey but if you know a realtor friend, a lot of brokers provide their agents access to the system and they may be able to help you pull together a list...

Double check with FREC, but a Licensed Realtor doing wholesaling is a can of worms you may not want to open!  Not arguing if it is right or wrong to wholesale in Florida, but once you have that license, you are held to a different level than the "normal" wholesaler.

You can also download openoffice.org from Apache.  Sun Microsystem started making it 20 years ago to compete with Microsoft but when that failed they decided to make it open source years ago...
