Consider modular... best of both worlds!  You get the fast turn around without the "mobile home" stigma.  They are placed on low stemwalls and are viewed as stick-built homes (not a vehicle like a manufactured or mobile home).

Either way you go, the land development is what is going to slow you down and cost the most!  Infrastructure kills more deals than anything else!!!

If you want a salary before jumping into the game, consider going to someplace like Coldwell Banker Heathrow or Orlando and asking about an OA position (Office Administrator). They help agents enter listings in the MLS, work with agents on paperwork, etc... great hands on while making an hourly wage with medical benefits.

I would register a few names (using coupons, you can get them down to under $3 each at godaddy).  Then forward them all to a different landing page on your main site.  After 90 days, you can see what is working by checking your analytic data and focus on that domain.

This also works great for multiple campaigns... you run an ad in 3 newspapers with 3 different domain names and see which one gets the best traffic... that is the paper you spend more money in next time since it showed a better return!  

For example:

SellingNokomisDOTcom - Listings in Nokomis FL within my test site (not a real MLS feed)

ServingSarasotaDOTcom - Listings in Sarasota FL within my test site. (not a real MLS feed)

(I would also register musclemanwholesalerei.com to cover those spelling challenged)

Way to go!  I finish class this Thursday night (really need to study for that final test) and then will look into getting me license.  Fingers crossed!

Alan, You are correct that it is NOT illegal to drive a car... AS LONG AS YOU HAVE A LICENSE.

 Do you really think the building codes differ that substantially from one area to the other? Do you think the Georgia Building Code is that different from the Florida Building Code?

And I do have a licensed GC that I will be using to do the foundation, masonry, (even though this stuff doesn't actually require a license), and the HVAC. All that other stuff, I can draw myself. In Florida, you don't need to be a licensed architect to submit your own plans.

I have done modular homes in Florida and the codes can differ COUNTY BY COUNTY... And in Florida, a modular home is viewed the same as a site built home for the most part.  As for plans... every county I have worked with requires ENGINEERED plans, stamped and signed!  Not sure you have done all of your Florida homework (know you haven't done your Cali homework).

We are using it at Coldwell Banker in the Southeast (Georgia, Florida, Texas) with great success!  It is a great way to do an Open House for your foreign or distance investors/buyers.  Also a neat way to do a broker's open.  It has certainly worked for a few of our agents who state they have made sales to customers who watched live or who saw their recorded home tour after a friend told them about it.

Suggestions (its all about the HAVES, not the HAVE NOTS):

1  have a plan!  In the example of a Q&A, have a second person who is following the questions or comments on the screen so you are focused on the answers. Repeat the question you are going to answer before answering (not everyone is reading the screen) and dont be afraid to skip questions that you dont like/know answers to.

2  Have filler... time moves SO slow when there is nothing to answer!

3 Have fun!!!!! Remember that you are on camera! Smile, laugh, get serious.  Facial expressions MAKE a periscope as much as content does!  If you are not comfortable on screen, don't do it!

4 Have an ending/out.  Ending a periscope, vlog, podcast, etc can be awkward if not planned.  Have a short "Thank you for watching, for additional information please blah blah blah blah".  

Just my 2 cents... which is what it is worth  :-)

You should be able to pull up permit records online at 

https://www.lakeworth.org/ext/building-permits/ - select ADDRESS and type it in.  Will show you if a permit was approved and if it passed inspections, etc.
