I am sure this is getting plenty of real estate investors dealing with short sales pretty nervous, including me since I am just getting started and spent in the 1000's for training..hummm

Can we benefit from this foreclosure moratorium in any kind of way within the short sales, reos, bulk reos, foreclosure auctions, there could be an opportunity for those of us that look for one when everyone else is not looking...:)

New Foreclosure National Moratorium - How does it affect short sales investors whom flip them.

I am just getting started going after short sales to flip them to other investors, so am I too late here and missed the boat again hopefully not...:)

What I am confused about is this national moratorium only for those properties that have been foreclosed all ready and sold via REO Brokers that are going to be stopped from selling them as Reo properties.

Or does this also refer to any pre foreclosure properties that are on the brink of being foreclosed, not sure if this is true or not and if it is true that they are not going to foreclose on anybody for a while till this messed is cleared up

Bottom line can i and other short sale investors still continue to proceed here going after pre foreclosure deals or should we stop and start going after motivated seller types of leads.

Where can i go to read up on this at some authority real estate site to understand what does all this mean to me and other investors.

I am in new york and trying to put a short sale contract together.

1) What is the purpose of the option contact in a quick easy explanation and should it be included in all contracts

2) what are the main things that should be in short sale contract I am absolutely lost with this and do not even know what to ask an attorney to help me set one

3) what are the questions that I should ask a real estate attorney if I have to go for one to create one for me for a short sales and wholesaling properties

I am stuck on contracts or purchase sale agreement for short sales and wholesaling...helppppp.:)

I am having problems coming up with a purchase sale agreement for a short sale deals and for double closings...need help.

Anyone know anyone from nyc that can help me with providing me a sample contract that uses the option contract or an addendum.

What questions should we ask to find out who to work with and who not to work with, seeking a short sale negotiation company

Heard there are issues with including an assignment clause in a short sale contract.with lenders and title underwriters...is this true and false and please explain why it is true or false

I am confused on an appropriate contract for conducting short sales and what clauses should be in there.

What should be put there to protect me as an investor?

Also an assignment clause is it necessary in the option contract when conducting short sales.

1) short sale option purchase sale agreement contract

2) an assignment clause

What is the best way to narrow down quickly hot areas or good areas where people are buying and selling. This area are considered not war zones but areas that families are interested in buying because of schools, safety, near highways, trains, etccc

In other words I wish to learn how to identify neighborhoods in nyc where there is activity happening others are buying and selling the properties easily.

What tools and resources are available to me to do this so I can go after short sales in areas that will be easy to sell to end buyer quicker because people want to live there.
