How Do I Select a Good Short Sale Title Company

Seeking a good title company with experience, has anyone heard anything about oldschooltitle and what questions should we ask to know if we are dealing with a good title company with experience with short sales

Be VERY certain the title company knows what you are talking about and doesn't have some crazy requirements such as a signed affidavit from the lenders acknowledging the second transaction and their approval of the second transaction (which you will NEVER get)

My local title companies told me they were familiar with double closings. I told them exactly how we need the deal structured, 2 separate files, fully funded etc.
They said they could do them "no problem"

The management has now told me they will not take the second file. Turns out they have attempted these double closings with local investors but have managed to blow them all apart at closing.
