1 duplex is in Grand Park 2888 sqf, 1444 sqf each unit witch consist of 4bed and 3 bath, they both on the market now for $3000 each.

The 2nd one is in Reynoldstown 3300 sqf

Total or 1650 sqf each unit and after rehab rental price will be about the same $3000 rach unit not less than $2800.

Each unit consist of 3 beds and 2 1/2 baths.

I could flip it selling each unit for about $500k, not sure yet since cash flow will be great too if i hold it as a rental.

I already own a duplex, two SFH, and got an offer accepted yesterday on a duplex too. But would love to ge in something bigger like 10 unit building at least.

Any advice will be really appreciate.

Hello BP’s,

After a month of rehab on a duplex I bought in downtown Atlanta, my realtor

Call me about another duplex that is bank owned for sale. It needs some work: new kitchens, painting, floors, and new ac unit for both sides.

They were asking $640k and after a week of hard negotiations finally my offer got accepted for $575k.
