@Mike Lambert i don’t agree on playacar been far from downtown. I’m 5 minutes from 5 avenue and same to the beach bike riding , probably 15 minutes from downtown and i don’t have all the noise from those crowded places right out my place.

You will always pay more in the best locations, you probably make a little bit less money but i feel like having a solid asset will be easy in case you need to cash out.

Thank you for your suggestion, there are many different ways to invest in real estate, and every investor pick the one that feeds better.

@Mike Lambert Hello everyone,

I’m from Atlanta Ga but currently living in Playacar

Phase 2 in Playa del Carmen i bought a condo here in the last development available call AWA, i highly recommend it, it’s beautiful, safe and has the best amenities in the area.

But I’m also investing in Tulum in the newest and closest area to the beach call Tulum 101 or area 101.

This is going to be a huge gated development with other different apartment developments inside all with their own gate as well and nice amenities.

Right now aldea zama is the hottest area because the proximity to the beach, but not anymore since Area 101 came out. That been said i expect to get better returns from my condo when is completed.

Park 101 by Los Amigos well known developer in Tulum is the name of the project where I’m buying inside Area 101.

@Omar Gonzalez Hi, I highly recommend Ashcroft Capital. Good underwriting, Joe is a great smart guy, transparency and great communication with investors. I’m in a couple of their deals. I haven’t invested in their deals yet, but I know how good they’re: Nighthawk & Praxis Capital.

@Vera S.I’m in four deals with Ashcroft at this moment & join the last investment they are working on also! Joe is a great person to speak and work with, but he also has a great team.

I love the communication and transparency with investors.

@Danny Randazzo So, you’re saying is ok more leverage during covi-19 because the lower interest rates? As long you’re able to pay the expenses having higher vacancy rates?

Am I interpreting it correct?

@Jordan Burnett That's what I look for 70% LTV. But i want to see what other GP's are doing or think about different LTV percentages and the grade of risk you're taking with all.

Should GP’s use less leverage than normal because covi-19?

How much is normal in the new normal compared with pre/covi?

@Karl McGarvey I would sell the car and buy a buy a reliable one in cash! and then use all your money in real estate investments.
