A beautiful renovation of this Santa Clara County 4-plex was completed in 2015, with permits! Updates include: new roof, new electrical, updated plumbing, new windows, new paint, all new kitchens, new bathrooms, and refinished hardwood floors.

This is an excellent investment opportunity as the property maintenance is incredibly low, and the rents are high. It is fully occupied by young professionals.

Asking $1,799,000 or best offer. This property may be able to be purchased with another off-market 4-plex that is vacant and pre-rehab.

Hi Robert - Undervalued Silicon Valley markets like Downtown San Jose and Morgan Hill could be a viable option. There are a few opportunities in these communities for commercial acquisition and redevelopment that would give returns significantly higher than the rest of the Bay Area.

Hello BiggerPockets,

Here is a little about myself:

I earned a B.A. degree in Business Management and Entrepreneurship from Loyola Marymount University of Los Angeles. I have worked in the real estate industry for over 8 years, practicing in 3 major California markets including Los Angeles, Sacramento, and Silicon Valley. I enjoy working on commercial real estate deals, and have an eye for investment properties.

I have transacted with over 10 different investment firms listed on Lipsey Company's Top 25 Commercial Real Estate Brands, totaling over $35 million in sales volume. My industry experience includes commercial property management, distressed asset dispositions, and net-leased acquisitions underwriting. I am a native of San Jose, California who enjoys modern architecture and collector cars.

Hey Daniel,

Downtown San Jose is on fire right now as far as acquisitions. It is the heart of the Silicon Valley, but ironically one of the last communities that investors are looking at. An owner I know picked up a commercial property in DTSJ 4 years ago and now they have nearly $600K in equity at FMV. Most of the appreciation is due to recent larger mixed-use acquisition and development plays that have brought values up.

This is just one success story and there is a lot left on the plate in DTSJ as far as properties with an upside. Hopefully this helps inspire.

A lot of good things are happening in Vegas. Both on and off the strip, you can find properties that will cash flow as non-owner occupied. It makes a lot of sense for CA investors to look into the Vegas market.
