Hi, I am looking to purchase a property in Madrid, Spain. I know, for a non-EU resident, I can take a Spanish Mortgage with local banks, but I was wondering if can organize and pre-approve it with Spanish bank that have branches here in the US. Connecting with Spanish banks via emails is almost impossible and using brokers in Spain is really tedious and expensive for no benefit. If you have been through a similar process or have contacts, it would be great if you can shed some light. Thanks

Quote from @Scott E.:

Most people agree that residential is the best way to go for your first couple of deals. If you have zero experience in real estate, buying a house is a transaction that just will be easier to navigate.

As far as where the biggest opportunities are though, that's another story. From what I'm seeing and reading, there are bigger opportunities in commercial right now than residential. Buildings are selling at higher cap rates and lower price per square foot. Plus a lot of people are forecasting defaults on multifamily and office loans.

If you're a beginner I still say stick with residential for the next couple of years. If you're more experienced and you have a lot of capital to work with, start learning more about commercial.

Hi Scott, thanks for the advice. I've been in the residential real estate for years and ready to move to the commercial.

Given the current market in South Florida and interest rates in general, is residential investment still the best way to go? I am seeing a lot of commercial opportunities, but I do not have much experience in that area. Anyone who invests in both who can give his/her experience?

Quote from @Kimberly Elson:

Have not worked with them, but the areas in your title vs body are very different- silverstar I’d be very careful investing in if unfamiliar with the area, so if that’s what they are selling you make sure to really do your due diligence

Thanks!!! It is silverstar. Thanks for your inputs!!

Hi all,

Have you worked or heard about Terra Equity Group? Would you mind sharing your experience? They are offering an investment opportunity in an area called Silverstone Orlando. Any comments about the area or experience in that region?

Thanks

Most condo (not all) condo have limiting options for any type of management outside of the in house "Approved" vendor. Be sure to contact any HOA before getting past inspection objection. You cannot wait in this market to hear from an HOA to put an offer in. The house will be gone.

One condo I know of charges 50% of revenue and another the minimum fees makes it almost impossible to cash flow.

For the property to appreciate ideally think of SFH always first and then the lowest HOA's. The condos will appreciate but again the more limiting and "attached" a unit is the lower the appreciation. Hope this helps happy hunting! :)

Hi Jay, I fully agree with you. A SFH is always better from appreciation stand point, but it could be costly from maintenance perspective unless is it not in a HOA community so you can save the monthly dues for any future maintenance. Any areas to suggest?

There are quite a few properties that allow short term in Osceola County/Kissimmee and Davenport, as this area is convenient to Disney

Thank you

Looking to purchase a house in Orlando and rent it out as Airbnb or Short term, but not sure where are the best places to consider. Any suggestions? ideas? cautions? I understand some places in Orlando Airbnb is not allowed... Any guidance is welcome.
