@Erickson Sainval I agree but now in South Florida, the prices are so high and no inventory and therefore not much to negotiate unfortunately

Is it still a good time to invest in South Florida? Prices as extremely high and it is seller market. Are you aware of any location that you would consider at this time? Share your thoughts...

@Jasraj Singh - Having a plan on what do you want to invest in is critical. I am in South Florida and therefore the market is very different from a Texas market. I would say set your goals first in what do you want to invest in:

- STR, Buy and Hold, Flip, LTR, Multi-family properties, Section 8. etc.

- then, have a local Realtor or Sales Broker who knows how to navigate this market

- Savvy relator can put you in touch with Lenders if you don't have one already

- let the fun begins

I am an investor my self and my wife is a sales broker here in South Florida in case you need any help.

 I agree with your point, the problem now in South Florida is to find a good multifamily where the prices makes sense.

If you have $200k sitting in your checking account and wanted to invest them in Florida, what would you look for in a market like the one we have now. 
- Would you buy 4 condos where you give $50k in each and finance the rest? 

- or give all $200k and buy somehting bigger and finance the rest?

- or buy something in $200k cash?

- other opinions and options are welcome.
