I plan to sell property that I own free and clear.  If I get a down payment and hold the note on the balance, wouldn't it be better for me to pay the taxes and insurance and set up an escrow account , and include these payments to be buyer, piti ?

Who would handle the escrow account, would I need to pay a 3rd party for this ?

One possible downside to this — it might draw attention if you are performing unpermitted work.
