Would you add a 3rd Bedroom/Office here?

Hi everyone!

Im renovating half of a duplex. The 1st floor has a living, dining, kitchen, full bathroom. The second floor has 2 bedrooms, full bathroom (attached to the master bedroom) and a big empty space separating the 2 bedrooms. 

Im wondering if I should do something with this empty space... if anything.... I could throw a wall with a door (shown in orange in picture), creating a roughly 8ft by 13ft room that could be a baby bedroom or office. Would you do it? Where would you put the door?

Price is not a factor for as my handyman said he can do it for about 800. Im just wondering if Im gaining more utility and more potential rent.

Would add room if you want more occupancy.  If the wall by the radiator is only 5' 9"  you are probably best to put  the door where you show it.  The room has maximum flexibility without a closet.  A single bed is 39 x75 and a double 54 x 75 so you could fit either now if you don't put a closet on that side of the room.    You can always add a wardrobe/cabinet.  Alternately put some sort of alcove on that  5' 9 wall  24-28 inches depth for a closet but a cabinet might be best given the radiator. Don't forget to put a light in the new hallway since there is no window light in that area now.  Since you are doing this from scratch consider a pocket door for that room.  It will decrease furniture maneuvering issues.
