I'm a general contractor who participated in this Home Path  type to help a friend. I don't think you can do the work, they must approve the contractor and will probably require a building permit, and they control every little detail.  I warned the homeowner about delayed payments and red tape,,,and sure enough it was a Huge  headache for us both,,,,but as a young couple they had slim choices.  

The homeowner fortunately had some money to help finance the project as I told them I would not for my special pricing.  I let them do some of the work and buy some materials.

look into the spyder tubular skylight, you may be able to get both lights from a singular roof opening, and use at least a 6" high curb,,, see local recommendations and codes

lots of things affect cost: Do any work yourself ? Level lot, one story, local market, maybe 80-100/sf. Add for plumbing, bath, kitchen, brick, premium features and materials, etc

Sorry didn't catch basement:::to finish maybe. 40-70 sf,,depending on factors

it most likely won't cost over 5,000,,,,,but it depends on the condition and structure ie, does it have a mansard wall perimeter ? if it sags and holds water it may need a tapered insulation system (10-15,000) , get a qualified contractor, roofing contractor, or home inspector involved and use it for re-negoiations

if window has insulated glass , look for letters stamped on aluminum spacer between panes of glass,, could identify mfg of window

I, as the exectutor of my Mother's estate, would like to exchange an old house with large lot to another investor for a smaller, newer, slightly less expensive duplex, for the purpose of my single disabled 64 year old brother living there. what might be pros and cons, tax and legal issues. trying to avoid a lookback of his assets if occurs in near future----lots of issues

I am a GC and specialize in additions and remodeling. I've only installed a few ductless systems since they fit the need for special conditions, but the homeowners have been very happy with them, one for over 15 years. I am currently looking at a Pioneer for my rental. I'm using heat/cool window units and it seems like I'm replacing one every couple of years. Ductless systems have been increasing in popularity, value, and selections in the last few years. AS with central systems, I would consider separate systems for each floor, maybe with zones.

why not sell it with a lease/purchase contract? written correctly and with a good tenant/buyer, might be the key for you.

I'm John from Florida's northeast coast. I own and manage a remodeling construction company and just now getting into RE investing. (yes I know I should have been doing it already) . With property overvalued along coast looks I must go inland to look for starter rentals. I'm not counting on flippers, time is passed for most of that, I'll be looking for motivated sellers, should be plenty of them in the coming cycle. I'll be investing, not speculating. glad I found this site, confident I'll learn a lot, and hope to possibly help others as well.
