before you go any further. check with a professional, ie engineer,

to see if roof will support extra weight. roof structure is normally designed for dead loads, not that much live load

Once you decide on materials and start construction,,DO NOT work on top of structure, it won’t support the live load of human.

@Robyn Gersh Nope, no standard insurance I know of covers that. Depending on state you are in, and details of your contract, there MAY be state funds that may help, after you have followed documented steps. Find a construction lawyer and start the process (if the amount of $ makes sence. If he is state certified with a license, then first check with the professional state Dept for help. Document, document, document.

thanks for your replies.

yes there would be money exchanged at near market value.

....and yes they would keep as rental as a married couple.

So the question might remain of it being an arms length transaction in the determination of the IRS.

They will get legal advice.

young couple with spring wedding plans.  Each owns SFR as primary residence, she with 2 roommate tenants .
Plan---while they are still single,she sells her house to him,avoiding tax on any appreciated value, after wedding they live in his house and keep hers as rental.
sounds too simple--am I missing something ?
