I would ask the agent to conduct a thorough video walkthrough. If they are not willing to do that, that is a sign that they're hiding something and dishonest. If the realtor wants the sale, he/she should jump at the request to provide you with more information.

This is how my firm invests out of state - Our realtor conducts hundreds of walkthroughs. They can be very useful.

I'd also wait for rates to come down so your buying power goes up.

I'd start with getting into a cheaper single family rental in a midwestern market.

I think if you're new to investing in RE, a strip mall probably isn't a wise starter. You're going to be competing with big money for that and you're also going to be dealing with a dying industry (in-person retail), over the years.

 I wouldn't be flipping in a high rate environment when we will be seeing a continued decrease in buyer demand and purchasing power. I'd personally wait and earn until the market capitulates and get into some long term holds. I think flipping is counter productive.

This probably won't cash flow since your rent is so far below the 1% rule. I imagine property taxes are also over $1,000 and that your rate is over 6%... 

Generally, and unless your rate is near-zero and taxes are very low, you'll need to have monthly rents greater than or equal to 1% of your purchase price.

I'd have a local realtor check it out for free or buy them a coffee. I don't think it's necessary to pay a lawyer.

I took some risks in stocks and crypto. I am young though and recognize not everyone has that risk tolerance.
