I'm sorry but there is no way to track who owns what Bitcoin. Those who do not 'believe' (understand) how cryptos, and most importantly, Bitcoin, work, will end up being forced to adopt it at some point. The only thing is, they don't know it yet and they don't realize that when they finally want to buy it, it will be too expensive and no one will want to sell it. Especially not me.

It may not be your fault. You may have bought at the wrong time in your opinion but rates will come down eventually and buyers will step back in to the market. Can you rent it while you wait for that to happen?

Go on Nextdoor.com and select for the radius of your local area. People are giving away free furniture. They just want it gone.

So you are waiting on the sidelines and trying to time the market?  The ONLY people that make money on the sidelines are coaches :)  Just in the last few weeks I have picked up several, SF and MF, all are all in less than 65% of the ARV, All will have a net cap of not less than 15% based on cash purchases. Its all about pricing,. Who cares if props go up or down 5- 10/% when you buy at 60- 65% of the ARV,

Ex 3/2 nice area, all in 65k, value about 125k, rent 1350, 10 unit, all in 360k value about 460k, net rent about 60k on 90k gross. 4/2 all in 55k, value about 80k, rent 1200,,,,, Its ALL about your network and pricing, 

I do not flip, but yes, I am waiting on the sidelines and timing the market.

When the FED says that inflation is remaining stubbornly-high, I don't think one can count on rates coming down next year.

if we follow fed, today mortgage should be like 8%, but it is not, it is 6.5 and 5.5 is already available for 5/1 arm. 

 

I'm not sure I understand your point. I do know what rates aren't going down anytime soon.

I'd make sure that wherever you're buying for the intent to rent on Air BnB, you make sure there won't be a sudden change in legislation that eliminates your business model overnight.

I think it is low risk although I don't know much of anything about this business.

How would you scale this? For example, if you've accumulated 50 of these, are you going to go around collecting cash all day?
