You're definitely going to have to address the fact that if they sold and borrowed on another home, they'd likely be borrowing at a much higher rate. Wishing you success.

I'd just be careful putting much faith in "Zestimates". Zillow still owns thousands of homes throughout the US so there is some self-interest there; If they own homes in a neighborhood, they may be inclined to up the Zestimates in the nearby areas so potential buyers get the impression that their homes are for sale are at market value. There is much conflicting interest when the party that provides estimates on homes also owns the homes for which they're giving you a value estimate.

My first purchase will essentially be a primary residence since I am using the VA loan. Though I will only stay in it part time at best. I suppose even if I went single family I could short term rental it, long term so to speak. I am leaning New Orleans because I technically spend more time there as it is.

Home equity is really dead equity. The principal you put down may save you interest expense in the long term, but I can't justify investing $7k into equity at a time when asset prices are relatively low. That $7k of equity will grow over time, but that same 7% even in the SPY or into another down payment would be working far harder than a "dead" $7k sitting in equity. IMO

More people in California and higher avg. price of a home.

Neither.

My firm is putting clients into homes in midwestern states with low property taxes and home values and relatively high rents. Wouldn't touch either TX or CA if you can get into KCMO and Grand Rapids.

Multifamily is grossly overpriced nation wide right now. I am an acquisitions analyst at a firm in Denver where we model SFRs for clients in two midwestern markets. Actually getting better return from single family in the right market, even with 7% interest.
