Saving up can be dauting, I get that feeling. One thing to consider is using margin if you have money in a stock account. You can generally borrow up to 50% of your account's value at 3.5% ish interest. As long as your holdings aren't too volatile, you'll be able to maintain near your original LTV. I personally have not done this but likely will in the future since my debt to income is maxed out right now. Know some really successful investors that used this effectively.

 Nice to have a chance to get into Lee's Summit, Raytown, Cerner area, at lower prices. Those places got insane over the summer/ earlier this year.

 More when rates were sub-6% but we are still able to find deals that look good at 7%. It depends on the client. Some don't care about higher rates and see it as training for a marathon in Colorado and running it at sea level (refinance down the line). Others prefer to wait until rates go back down to 5% area. 

Those that are cash investors are excited because they are seeing more negotiation power.

I am an acquisitions analyst at a real estate investment advisory firm based in Denver, but all our our SFR investing happens in two midwestern markets/ out-of-state. Most of my clients are newer real estate investors and the common theme seems like investing out-of-state can be quite scary.

Hey Ken,

I am an acquisitions analyst at a real estate investment firm based in Denver. I model properties in our tow midwestern markets of focus and send those models to our clients, many of which are also new real estate investors. We have partnered with property management companies and realtors in our markets of focus so we aren't sending out-of-state deals to clients and saying "good luck managing this".

Post: How often do you come across a great BRRR deal?

"BRRR" is just a term that describes real estate investing. No matter what one calls it, we buy, rehab, rent, refinance, and (hopefully), repeat transacting in real estate. So, BRRR is not a unique strategy and just generally describes what most real estate investors do - Buying, doing upgrades to the property, and refinancing their debt if rates are lower since the time they took out their loan(s).

How often does a deal show the ability to be bought, rehabbed, refinanced, rented? All the time.

This, to me, is like asking how often there is a real estate deal out there that will make cash flow and be rentable.

We are very familiar with the St. Louis market and have done deep analysis into both St. Louis and Kansas City. We have actually chosen to not go into St. Louis and prefer KCMO instead.
