Great idea!!! 

Just get a note with the mortgage and in this case place a first position lien on the property and don't forget to record the mortgage at the Court House.

Good job.

P.S. Put the note in a safe fire proof place as this does not get recorded and since you are not a Big Bank you will need it to collect if the need ever arises.

I did talk to Khristi about the outcome, however I wanted to update it here.

Two years after talking to the investigator I was summoned by the State of Florida in a law suit for unlawfully practicing real estate without a license. I answered the summons line by line explaining evidence in hand. The case was dismissed.

I have not had that problem yet. Cameras might make someone think twice, however the only way to really solve it may be to install a cage. The cost usually starts at $300, which is better than replacing a unit.

Not necessarily the broker will work harder for you. The banker has to meet certain goals, however he still gets a paycheck. The broker gets paid at the closing. When I was doing this I was a pit-bull with underwriters who would disqualify a loan because the colors were not right.

One percent is not unusual and that is not all a broker will usually get. The underwriting agency(bank) will more than likely give him another point(one percent). I agree with Dion, this is less than I would charge especially for commercial. That is what I charged for residential,which is a lot less work.

Getting paid points on the loan is conditional to writing the loan.

Upfront charges are another thing and are usual in true commercial settings. They cover various aspects of due diligence on the property conditional to writing the loan. This is a protection to the lending agency and paid by the borrower.

So one point is a good deal.

Next time when tenant needs to be evicted, maybe go to them with a check in hand, say $100 to $500, tell tenant if they are moved out by Friday and unit is clean with nothing other than usual wear they will get that check. Once inspection is done and everything is good give them the check. That is cheaper.

I am not sure since the picture is not close, but they should only be attached by a layer of thin set or caulked glue. You may even be able to pry from the sides and gently pry them away in such a manner to save them and sell them to someone else in a yard sale or Craigslist. It all depends on when and how they are attached.

Most utility companies will turn on power for 30 days with minimum deposit(ours is $50). If I remember correctly your usage is deducted from the deposit, which is returned after you have the power cut off. You should need only a day or two. I have a rental vacant due to location and the power there with few lights and a refrigerator is $28 per month. Check with the power company and tell them what you need they may offer a similar program.
