Facts supporting when rates decline prices go up just happened in the past 2-3 years. I agree if rates rise then house prices should decline. Except there is a shortage of housing so we are not seeing this happen.

The government may do some crazy things since the economy is in a different position now I don't fully disagree. 

However the government is going to make decisions that will affect us either way. Not much we can do about that except to prepare and adjust.

Are you scared to invest in todays real estate market because the rates are higher?? Many experienced real estate investors are purchasing more homes today then they were 1-2 yeas ago! They understand that there is fluctuation in the market and now there is much less competition.

DATE THE RATE! What does this mean?? If you ran yours numbers on a property at todays interest rate and its still cash flows then that is a deal! When rates come back down you will have the chance to refinance into a lower rate in turn making more CASHFLOW! 

It does not stop there! When rates come down we know the value of a home with increase. Now you are in a good position to refinance, cash out refinance, HELOC, or sell. Put yourself in this situation! Do something today that your future self will thank you for.

Hey Hannah,

I know this is an older post but I would like to shed some light on the Blue Ridge market today. There are still deals to be found in North GA. As everyone knows property values have rocketed and interest rates are higher. Prices have rose in Blue Ridge but many STR owners thought they could come in and make easy money here. That is not how business works. Many folks are looking to get out of the STR game here because they bought wrong and need an exit plan soon. This is where I tell my clients to look. These properties are already furnished and we can come in with a lower offer to have instant equity at closing.

If the numbers work today at 7% and the property cash flows... Then that property will look amazing when the rates drop again and home prices rise!

I am speaking from experience on a few STRs I own in North GA.

That is awesome you have property there in FL. I hope the returns are looking great! I guess let me be more specific on WOW factors. Amenities do get costly and you can only have so many of them before it becomes a headache to keep up with. The biggest wow would be view/location. That's real estate in general. Location, Location, Location! If your buying in the mountains have a mountain or water front view. If you're at the beach, look for beach front. I know there is a big difference in price associated with these properties, but you know they will rent more often. Everyone can have the same amenities in the competing area, but not everyone can have the same views.

Would love to get a few lender contacts that own real estate themselves. I find this to be very helpful, and I would love to send my investor clients to someone I know has their best interest.

You're asking the right questions! There are still great deals in North Georgia today! I am a local Realtor that owns and self manages a few properties in different North Georgia markets. I would love to share some feedback of the performance of those properties. I believe in any vacation market you will need to stand out from your competition! Definitely look at properties with more of a mountain or water view. I am still coming across some great deals in the Blue Ridge market. Just like many other markets, some investors thought the STR strategy would work with buying any "cabin" in the mountains and only listing it on 1 OTA (AirBnB). This may have worked during covid but today you'll need to put some more effort into searching for a great deal, and picking an amazing property. I am a local Realtor in Blue Ridge and I personally would not buy just any cabin in the woods here. You need to stand out from your competition! I tell many of my clients NO to properties because they do not offer the WOW factors! Reach out to me to discuss details about the North GA market. I am a local realtor in Blue Ridge. I own and self manage STRs in the north GA market. Blue Ridge is one of those markets. With any vacation market you need to pick the right location and the right amenities that will make you stand out against your competition. Many vacation markets are seeing slower numbers right now, but the properties that stand out are still successful! I personally would only look for properties with some kind of a mountain or water view in Blue Ridge. This will put you on the top of the list!
