I might consider coming over the mountain if you have one in Blue Ridge. Like you, i have ZERO interest in going into Atlanta. I'd rather not make money than ever deal with that again. 

Hey Dustin. I haven't updated in a while. I have 2 in Helen and they're doing great. I have had to work harder last year and this year, but they both have a great occupancy rate and revenue has increased over last year. I have my own website and get a lot of repeat guests and also have more people finding me and booking direct.

Pretty excited to have closed on these Cabins in mountains of North Georgia, in Helen.

I was in contact with the owner for awhile until he was ready to sell. 

We we're able to do a creative financing of sorts, which resulted in zero out-of-pocket expenses, and I refinanced another property and put down the down payment for this closing, and the owner held the paper on the remaining balance.

Hey everyone,

I have just accepted a job offer that will require me to relocate to North Georgia near Lake Lanier.  I have a place to stay for the short term, but I will need to look for places to live/house hack soon after I get up there.  I have been looking into local markets, and it seems that Gainesville, GA is a decent market.  I would love for any advice from anyone who invests in the area about the market and what to look for.  I may have to rent for a while to get a better feel for the area, but my goal is to house hack a residential property and rent out the other rooms or units.  Is anyone using this strategy in that market?  Is there anything I should look out for?  Does anyone know of any good agents who work with investors?  I am sure I will have many more questions, but I am just trying to figure out the area a little more.  I appreciate any and all advice/information!
