Pretty excited to have closed on these Cabins in mountains of North Georgia, in Helen.

I was in contact with the owner for awhile until he was ready to sell. 

We we're able to do a creative financing of sorts, which resulted in zero out-of-pocket expenses, and I refinanced another property and put down the down payment for this closing, and the owner held the paper on the remaining balance. 

What do you think?

Hey everyone,

I have just accepted a job offer that will require me to relocate to North Georgia near Lake Lanier.  I have a place to stay for the short term, but I will need to look for places to live/house hack soon after I get up there.  I have been looking into local markets, and it seems that Gainesville, GA is a decent market.  I would love for any advice from anyone who invests in the area about the market and what to look for.  I may have to rent for a while to get a better feel for the area, but my goal is to house hack a residential property and rent out the other rooms or units.  Is anyone using this strategy in that market?  Is there anything I should look out for?  Does anyone know of any good agents who work with investors?  I am sure I will have many more questions, but I am just trying to figure out the area a little more.  I appreciate any and all advice/information!

I’m just wondering if there is anyone currently investing in Dahlonega Georgia? It seems like there are opportunities there but I’m unsure of the market, prIces range from 2 millIon to 100k. I was told Dahlonega Is a great area but I haven’t had a chance to see for myself I’d like to buy rentals there. If anyone has some info it would be much appreciated Also the company I work for has a plant in Dawsonville so I’d be willing to meet up with anyone the next time I’m there.

Considering investing in this area because of its proximity to vineyards, U of North GA, gold rush mine, and the warerfalls.THis would be for a short-term rental. I've visited only once before, but think there could be a good market here especially for big groups coming for the vineyards (weddings, bachelorettes, etc).

Is anyone here familiar with the area? Any particular area to consider? Or too small of a town to keep a high enough occupancy rate?

Im interested in how the HELOAN works. I haven't heard of this. Im assuming you can pull the equity out at what LTV is approved of the property. Then you have an interest rate that starts on that equity amount once loan is closed? How much are closing costs? Is this a fixed rate?

It’s a closed end second, so similar to a HELOC but not a line of credit. It’s a lump sum. Rate is typically fixed and LTV depends on property type, FICO, number of units etc.

I/O options depend on what you're looking for - you can find some 40 year terms with a 10 year I/O period, or a short term (12 months or so) fix and flip sort of loan that's I/O. Not enough info to give a solid answer…
