HELLO!

What is the best beach market to invest in for strong appreciation and break even cash flow???

Would love to hear other experienced investors opinions on this topic. I am currently in one beach market and multiple mountain markets. I am searching country wide for upcoming beach markets and Im all ears!

Im assuming you just place a key to get into the schlage in a combo lock box in the event the lock is dead or not working? How / where do you often install the combo boxes on your properties? I use hospitable, simplisafe, pricelabs, schlage as well.


 We definitely have a combo lock box for the schlage lock. We put this across from the front door. I do recommend somewhat hiding this as I have had way too many guests try to get into the  manual combo box before realizing they need to use the schlage lock. Even though this is clearly stated in our messages to use schalge on door.

Those are great gizmos!  The main "tools" that you are missing are good people within a 10 minute drive of your rental that can come and fix things stat: We just began managing a property for a homeowner that was self managing from three states away.  She had a 7-day stay checking in December 23, worth over $4,000, and when the guests arrived, NO HEAT.  The soonest she could get someone out to even look at it was the 26th.  She lost the stay.

Moral of the story is, if you don't have repair people that can respond QUICKLY to save a stay, you are likely going to give up far more money self managing than you are saving. Stuff happens at cabins and rentals all the time, that gizmos can't fix.


 Completely Agree!! Your local team is a must! We have properties 6hrs away rom us. When starting up a new listing we interview 3 different cleaners and handymen. We have 2-3 page list of questions how we like things to be. If they meet our criteria we move forward. We always meet in person, as you can learn much more from them than talking on the phone.

 I own and self manage all of my properties. I have multiple STRs in different markets in GA and TN. As long as your systems and teams are in place you'll have a good experience managing. Reach out to me if you'd like to understand any more about our process.

 Hey Jimmy, 

Savannah is a great market for investing but you will need a local contact that understands all of the regulations. I know a very good realtor in the area that owns STR, LTR, and multifamily. He has helped me on my deals. I invest in multiple markets in Georgia. I would love to discuss anytime!
