@Mark Fries , Sorry I am just now seeing this. I got someone started on the project the day after I posted this (surprisingly). I will definitely keep you in mind for future projects! Hey everyone! I am looking for references for a flooring or other contractor who can replace some wood flooring and subflooring.

100-year old wood floors rotted out because an AC guy didn't glue some of the condensation pipe fittings leaving the house 🤦‍♂️. Located in the Springfield area. Thanks!

I'm a little late to the party on this one, but look up JAXREIA and become a member. They have a monthly Wholesaling Meetup in Jax. I attended a few when I was thinking of getting started in Wholesaling, and I got tons of good information and met a lot of helpful people there. Good luck!

Welcome to Jacksonville! If you are interested in multi-family and already moving, I would suggest possibly looking for a duplex to live in half and rent half, to get started. This is how I got started and took away a lot of the feeling of being overwhelmed when buying my first home.

Define "stupid"? Is it $40k stupid, or $400k stupid?

It sounds like you are in the position to be $40k stupid, or even double that. I'm in the same boat as you struggling to spend some of what I earn. At some point, we have to either spend it on stupid stuff, or leave it to our children who will spend it on stupid stuff.

Would it be possible for you to provide a summary what all you do/don't do? I will keep you in mind when I have repairs that come up.

I live in the Jacksonville area and have recently started expanding my interest in buying and holding a few rentals in the Jacksonville or Nassau County area. I currently own a duplex that I purchased in 2014 and accidently “house hacked” before I even knew that was a term. It’s getting close to paid off now and I’m realizing it’s time for me to take the next step.

Since deals seem to be hard to find right now, especially with the Covid uncertainties, I am trying to learn as much as I can while saving up cash for my next purchase. I have found some local networking events that I am planning to attend and was wondering if there is anyone who is involved with buy and hold investments that I could assist with some minor day to day operations. I work a full-time job during the day as a Civil Engineer but would have some availability on nights and weekends to help on occasion. I’m not looking for compensation, just looking for an opportunity to help someone achieve their goals while learning more about the business.

My father has owned rentals in Nassau County for the past 35 years and while he has done fairly well over the years, I also realize that there are many improvements that he could have made in his business. I would love to be able to take what I’ve learned from him over the years and try to improve on it.  I learned a lot from him on the maintenance side throughout my life, but still have a lot to learn on the management/analysis side.
