I am sorry to hear about about that person... If you know some investors, this is a great opportunity to set an appointment to meet with them to discuss that you may have 20 investment properties that may be going out fast due to a family issue. If you have some down time, you should see the property yourself to determine its value. You don't have to let the investors know that you are doing a wholesale, though the seller would need to know that fact. If you can't find much investors, I recommend attending a local auction to seek out some investors to speak with and let them know that you have some upcoming investment properties that may interest investors and have coffee over business.

It would always be best to call them first after you had dropped off the postcards. They usually don't call you unless they are DEFINITELY in the position to get it done asap. Which that's usually 1/10 or less. You don't want to miss the opportunity for them to call someone else. Best to touch base with them and let them know that you recently left the postcard on their house and see if they had seen it yet. 

Doesn't matter who calls first, you'll always be in power if you speak to them correctly and with respect. For all we know, they may be the one who's waiting for you to call.

Mostly residential. Commercial if everything goes well. Are you an investor?

You'll have to advertise more than just putting it on craigslist or zillow. Also, from September-January, there are not much sales or people renting going on. Best time to get tenants and clients are from Feb-Aug.

@Gordon Cuffe When will there be a time buying points? So just to clarify it, you're saying that the only way to keep the interest rate low is to live in it for a year and move out and do the same for upcoming properties? 

@Gino Barbaro With that 10% down, did u have to do FHA/VA?

So I got out of class last night and my professor was telling me that, in order to do an income(investment) property, you will be charged with a higher interest rate compared to a property that you would finance for yourself. So here in Sacramento, CA it is 3.5% at the moment I believe. If I do an income property, how much would my interest rate be and i don't know how points work as well. On top of that, will I have to do a 20% down all the time when doing income property? Can someone help me a bit? I'm having doubts and trouble.
