My introduction. I just got into being a real estate agent intern and I like it and all but my main focus is home investment. I will be getting my license in summer 2016 and will start to help anyone buy/sell their homes. I got into this because I want to know all the laws, rules and regulations there are for a home investor. I would like to start investing as soon as I can. One little problem is, how do I start to invest with no money down or OPM? I know there's the FHA but I'm currently unemployed and currently a student in Sacramento, California. My credit is good. I like to know the first step to it.

dont overextend your self. there is a right time for everything. 

if you dont have money, take the time to learn as much as you can.
