My introduction. I just got into being a real estate agent intern and I like it and all but my main focus is home investment. I will be getting my license in summer 2016 and will start to help anyone buy/sell their homes. I got into this because I want to know all the laws, rules and regulations there are for a home investor. I would like to start investing as soon as I can. One little problem is, how do I start to invest with no money down or OPM? I know there's the FHA but I'm currently unemployed and currently a student in Sacramento, California. My credit is good. I like to know the first step to it.

What does it mean by closing and lock date? I've read a few but I still don't understand what it means specifically. Can I get some small help with what these two words may mean and may affect my first housing?

What does it takes to be a landlord? I want to own a duplex to begin with but I heard you have to hire landlord management? I'm not sure what that is. What do I have to go through to rent out the other half to someone?

@Felipe Ocampo What about the capital taxes and city tax or taxes in general for owning your own property? How do I deal with that?
