Refinance in Pittsburgh SFR BRRRR deal

My partner and I just finished the rehab portion of a BRRRR deal on a SFH in Pittsburgh. I know that some lenders need to wait 6 months of seasoning before doing the refinance to cash out. I'm also aware of the exception to this rule, which might allow us to refinance prior to the 6 months, based on an appraisal. Would anyone know of how to proceed with this route? Also, does anyone have any recommendations for lenders?
