It's just my personal style, but I would just keep churning the BRRRR cycles instead of paying it down. My belief is that RE allows for exploiting this inefficiency, as long as you're willing to accept the inherent risk.

@Brian Hill Hawaii is more of an appreciation market, so the ROI is more of a long term play

@Jerry Rice Despite the difficulty in finding a deal here on Oahu, I believe they are there.  It's just not always obvious.  I agree with Kinohi, since it would be a lot easier to go with one of these condotels like the Ilikai.

@Ted Kawabata I would recommend beefing up your tech usage and implementing systems to replace the things that can be outsourced.  That way, you can focus on the tasks that are your highest and best use.

I like both investing out of state and locally (Oahu).  I believe both has its pro's and con's.  I like the stability and cash flow of markets such as Pittsburgh and Atlanta.  I also like the appreciation of Oahu.  IT just depends on your goals and liquidity.  Just like stocks, I like a diversified portfolio within real estate.  The beauty of real estate is that it is an inefficient market, which allows for deals.
