I live in Fort Collins and have been investing in Cheyenne over the past 2 1/2 years.  Residential and commercial.  Presently have 26 rentals and 8 on the market after rehab and 2 that we will either wholesale out or rehab as time permits.  Would like to meet up and have a cup of coffee or lunch.

You can also try Cheyenne for rental projects.  We have renovated 25 to thirty townhomes there and still have 26 that we are renting out and financing into a long term hold.

The rental market is good and the dollars spent are less.  Still make sense.

My experience is that the free seminar will give you a few nuggets of info but is geared for the next seminar and then the boot camp and then the mentoring program.  Go to it but be prepared. They have excellent closers  whose job is to get you to go to the next level.  There is plenty of experience locally to take you there with out the huge incremental cost of the programs.  Glad to have you in the area and look forward to meeting with you.  I grew up in the oil fields of the Powder River Basin and still own minerals in the area.  Prices at the pump do not actually reflect the low cost of oil in the production end.  I think a lot of it is due to recapitalizing the refinery part of the industry.

I am also a realtor and very few of my deals have been from the MLS. We buy 90% of our deals from lead generation and wholesaler. That does not mean that you can't buy MLS deals that make good long term investments there but you may want to be added to a wholesalers buyer list to look at off market homes that may work better in the long term. Your agent is very valuable in determining value on properties. Also use them to market and sell when you need to. We fix and flip 3-4 for every one that we buy and hold. Just what ever meets your investment plan. Good to have you in this market and active investor.

Great goals.  If you can't see them then you can't have them.  I recently read 10X by Grant Cardone and have already passed my 10X goals.  Happy new year and have a very successful 2016.

In Colorado, the listings of pre-foreclosure are those that have had a notice of default filed with the trustee.  Most of those owners either catch them up or do a workout with the lender.  A few will follow up with an actual foreclosure.  A lot of buyers reach out to the borrowers and try to buy by catching up their payments and giving them some money to walk away with and buy subject to.  You can go to the Larimer County public trustees office site and follow the process.  It usually takes about 120 days after the Notice of Default to actually go to sale.  Hope this helps.

we have done 5 or 6 hoarder houses and have found that the best is to have roll off delivered and trash is trash. Glass maybe but has no value unless just a burning desire to save the planet, time is critical.  On a house of that size, I think it will take a 30-40 yard. Bigger is better so you don't have the expense of having to small and have to have it emptied before you can finish.
