@Nicholas Bucchio if you buy for $15K, sell for $25K, take 10% down $400/month, they own it free and clear in 83 months. Combined payment and lot rent is $925/mo. What can they rent for that price in your market.

Why would you do that? Your yield would be 34%.

Don’t have the money? Do you know someone that has $12,500 in their retirement account?

Pay them 15% and put 158/mo in your pocket..

@Yonah Weiss. My degree is Agricultural Education. Taught for three years. Loved teaching but hated the politics involved.

Do I use my degree? Not really, but I know how to read, do math, and add common sense and logic.

Don’t forget our history. Don’t make the same mistakes - that is my takeaway. You can do it.

I have not met a marine that is afraid of risk or hard work.  These two traits will carry you through and make you successful. Find a mentor in which ever location you land in.   Work for them and learn.  Keep us posted on the outcome.

You nailed it.  A transaction is just a series of problems that you just have to face when they arise.  If I knew all the problems in advance, I probably wouldn't do half the deals.
