It sounded like you already had quite a bit of experience my friend! Personally, I would set my goals much higher than just one.
I have a goal of one per month and I think I'm setting the bar too low!
But... Your goal needs to be YOUR goal. "If the mind can conceive it and believe it, it can achieve it!"

I agree with Ryan Enos, Fort Worth is the best place for rental properties. 1% properties are fairly easy to come by via the mls even ;-)

I have a 2400 sq. ft property under contract that I'm buying for $123k, needs about $20k in rehab, and will rent for over $1500 per month. It's an REO property too!

Dallas / DFW investors:

I just got this house under contract, but due to already having three rehabs currently underway, I thought I might offer this one up for another investor.

Coppell Tx is in the heart of the DFW metroplex. DOM for the top houses sold in the last six months were 1,3,4,12 and 18. Current price /sq ft is $137.70, but with the right rehab will net you to $142 /sq ft or more.

It is a 3/2.5/2 built in 1983 with 1612 sq. ft. It needs full updating on the interior. There are no foundation issues that I noticed, but there is some water damage from a tub or sink that overflowed in an upstairs bathroom. Roof and a/c are good to go.

I think this house can be rehabbed for $25-$30k but I would encourage you to have your own contractor come inspect the property. Contact me to get access.

If you are interested, please contact me right away. I have several local investors looking at the property this weekend.

I will be assigning the contract to the best offer I have in writing Monday morning at 9a.

first, welcome to BP! you have come to the RIGHT place to get help with your REI career!

I happen to disagree with Brandon on the topic of owning your own home vs. getting an investment property.. Which is OK - each person really does have to chart his/her own path based upon what the best option is at the moment. While a SFR has many advantages from a tax perspective, there is also upkeep, taxes, etc to consider. I would look at all of the pros and cons before making a decision either way.

With that said, if you come across a smoking rental deal, snatch it up! The market is so hot right now you don't have time to "think about it for a day or two" You need to clearly identify your target property and area and go for it!
