There is a ton of information here on Bigger Pockets. I would start by reading as much as you possibly can. Eventually, you will either need to start marketing in some way to find homeowners who want to sell their house. Meanwhile, you should be looking for rehabbers and landlords so you will have buyers for the property you get under contract. If you find something that you think might be a good deal, but you're unsure, reach out and let the group offer an opinion. Many of us are glad to pay a referral fee (or finders fee) for a good lead if we end up buying the house.

Hey team BP!

I got a lead from my website in Monroeville Alabama. Obviously, this is a bit far from me to go visit directly. If there are any other BP members who are interested in taking a look, let me know and I will forward the information to you.

This just recently happened in Michigan, and @Brandon Krieg was able to get the house under contract the next day.

I have NOT vetted this lead in any way - just thought I'd share the lead and see if anyone is investing in that area!

Sarah,

There are many great areas to go into in DFW. Carollton, Farmers Branch to the East (in addition to Mesquite and Garland) On the west side, Saginaw, Blue Mound, and Lake Worth are definitely areas to look into. Do you have a broker you're working with? I suggest that first - and someone local. I'm sure there are some here on BP. I have a friend who is also a commercial broker. I'm sure he'd be happy to help you find something that fits. Let me know!

Hey there - I need to get a dishwasher installed in my rental property in Mesquite. Does anyone have a handyman in the area you would suggest? My Property manager want $500 plus delivery and installation fees for a new one... Not gonna happen!

If you MUST use a PM, I would also suggest OneProp. I just switched to them for my Mesquite rental. It wasn't a seamless transition, but it wasn't horrible either ;-)
