@Jay Newman ... Educate yourself on how to buy outside a realtor if you want to save the cash. A lot of times it's just about putting a contract in place and then talking to a title company. Not to discount what a realtor does but it's not rocket science. @Paul Younger might be able to help you with this as he's a local attorney and has some experience in it. If you're going to do direct mail, you need to know how to close a deal after finding one. Reach out if you want more  details.

Sage White we moved to Lenders Title because we followed the closing agent (she used to be at Advantage). A relationship with a good closing agent can make or break a deal and she's an all star.

Jace Carlock with that criteria you should be able to find some good stuff especially up around Bentonville and around the University in Fayetteville. I'll shoot you a PM.

Welcome Jace Carlock ! NWA is a tough area (not impossible) to get started in especially without boots on the ground. It's so hot right now there is a limited inventory on the open market. Even off market most folks wanting to sell want top $. We moved up here from the Heights (Houston) in 2012 and have seen prices on some places double in that timeframe. Try Hansen Wholesale online. We've found high end stuff pretty reasonable on there. You also might try Meeks or your local lighting supply as they will have better quality.

@Paul Younger, does your father in law know someone?

@Jaime Brame We dropped about 10% off our original asking and came out with roughly  8% over what I'd paid for it 5 years prior. The price drop put us a good bit under the comps in the neighborhood and it sold within 2 days of the change. Seemed a win-win in our book, considering it allowed us to have some immediate cash for investing and a lot more coming in... We also moved in with my Grandmother for 8 months while we looked for another home so that helped as well... 

@Michael Slockers You might be correct with it being FHA, I head something of the same mentioned on a BP Podcast recently... Seems like it would be a bonus to get rid of the PMI and do a cash out refi.
