JP P. We used our car to purchase our current property. Just another pile of cash sitting there if you're sure you will pay it back down and don't mind it being tied up for a bit.

Portfolio loan? 401K loan? Pulling a LOC on your vehicle/tractor? Family? Sell another property and convert that capital to this for a higher ROI?

Welcome! Sounds like you are already heading down the path to getting started... but in my opinion here's what I would do...Read the Ultimate Beginners Guide, figure out your WHY, focus an effort and/or find a mentor.. even within Buy and Hold (What class properties? Whats your budget? Turnkey or Rehab?) , then pull the trigger, establish the process, repeat. I'm just outside of Fayetteville in Goshen if you'd ever like to grab a coffee let me know. I can talk REI all day.

Tabetha Sibley-Tyner $1500 sounds pretty steep! I'd call around or ask around your local REIA for a recommendation... what our guy told us that it's cheaper to do a LLC if there will be multiple projects in the long run and less paperwork to do a contract/Joint Venture if you only plan only to do one deal... full disclosure we haven't done one yet but that was his quick suggestion.
Following... I'd agree the numbers don't look good, there are several in Fayetteville with similar numbers that aren't rural but still not worth it.
I have had the same question... we called up our attorney and he gave us some ideas. If you don't have one, find one... you'll need him/her for the contract/LLC/operating agreement anyhow.

First off call a real estate or tax attorney in Oklahoma, you'll need them anyhow even if you do have to buy it from auction. Secondly, I think the owner can satisfy/contest the lien even after the auction for a set time period but definitely prior to but an attorney would know for sure so again call one. Moral of this story is to call an attorney preferably one who can act fast. Good luck!

Learn the market, learn your competition, find a niche, hustle harder.... Start by watching property and educating yourself on BP. Get out and network your tail off, talk to everyone! I'll give you an example... Just today I stopped and talked to a guy mowing the lawn on a triplex lot. I asked if he owned it, "nope but I'll call the guy and see if he'll talk to you"... 30 minutes later, I've got a lead on 2 deals that are OFF MARKET and maybe a whole lot more...
