It’s been awesome to see this success first hand and there’s one thing Henry Washington doesn’t mention which is key to this story. He and his wife put themselves out there and utilized every opportunity to network and make people aware of the business and what they can offer. Again, it’s been an awesome story so far and I can’t wait to see what chapter 2 looks like!
Hoai Thuong Nguyen my current home has both well and septic... I’ve been here for almost 6 years with no issues with either. The maintenance on septic is exaggerated and where they suggest suggest taking a look at it every 2 years, if it’s properly maintained doesn’t need to be pumped that often. There is expense in the well as the pump might go out at some point...but again we’ve got one on our place that’s been there for 20 years and is still working fine. If it were me in that situation I’d look at a few different things, 1. Educate myself on the “disadvantages” of the cheaper properties and understand true cost (rather than perceived) 2. Look at how long before being able to connect to city utilities 3. Use the “disadvantage” as negotiating leverage

Scott Trench what size market are you looking for? Is there a minimum? Personally I️ like Northwest Arkansas and Tulsa Oklahoma. NWA is still running strong with Walmart, Tyson Foods, JB Hunt, as well as the UofA... I️ think the entry residential is somewhat saturated as well as large MF but there is opportunity in the mid size MF. Tulsa... I️ think it’s still recovering from the energy market being depressed and there is opportunity everywhere. Too many good things going on there to list in one post.

Kevin Young I think you can do another VA loan if your required to relocate with your job? I’m sure someone will jump in and clarify. Other than that I would start talking to some of the local banks to see what I would be qualified for. It all depends on the debt to income ratio and whether you’ve got $ to put up if things go wrong.

Elizabeth I Winnals depends on wooded or cleared, sloped or flat, utilities or not, paved road or not, fenced or not... a lot of things can play into land value so it’s hard to determine without laying eyes on it... given all the variables I’d say it’d be as cheap as $1K an acre or possibly up to $4K an acre... if it’s in the city maybe a bit more. You gotta realize too that Mt Ida is just a hair east of the middle of no where so you might not have a lot of buyers if you ever tried to unload it.

Brandon Battle has a good idea... NW Arkansas or SW Missouri... north Central Arkansas is nice as well and cheap.

@Zach McKinnon welcome to BP! Siloam is a good spot to get started as there is a lot of opportunity and the prices haven't been driven up quite as much as Bentonville/Fayetteville areas. @Henry Washington gets leads on homes over there from time to time so it might be good for you to connect with him as well... The REIA is a good spot to network and create relationships but don't put too much weight on the REI itself... It's 80% new folks with the same idea you have. You gotta find an edge and hustle harder than those other folks. I'm not too experienced myself but if you have any questions I'd be happy to try and answer them. Good luck!
